Websites for estate agencies and agents
An estate agency website that wins listings, not just shows them.
Idealista and Imovirtual bring visits, but the shop window is theirs and your competitor sits next to you. Your own website is where buyers trust your brand and owners decide who will list their property, in English and Portuguese.
What holds back estate agencies online
Three problems I see every week.
Hostage to the portals.
You pay to advertise and the buyer sees, on the same screen, your competitor's property. The lead is yours for a minute; the brand never is.
Listings depend on word of mouth.
Without good properties in your portfolio there are no sales. And the owner who searches "sell my house in Cascais" or "property valuation Algarve" does not find you.
Foreign buyers cannot read you.
A large share of buyers in Lisbon, Cascais and the Algarve are international and search in English. A site that exists only in Portuguese loses them before the first call.
What your website will have
Built for your sector, not adapted from a template.
On top of what every project includes — technical SEO, speed, lead tracking and a review of your copy — the website includes what makes a difference in your sector:
Showcase with filters
Search by area, type, price range and bedrooms. Properties live in a Google Sheet you update, with no panel to learn, and each one has the agent's WhatsApp.
Owner lead capture
A "List your property" page with a valuation form. It is the page that feeds your portfolio, and almost nobody has it done well.
Neighbourhood pages
Using your knowledge of each area where you work, so you appear for "apartment for sale in [neighbourhood]" in English and Portuguese.
AMI licence and team on show
The AMI licence number of the agency shown clearly on the site, in each listing page and in the footer, as the rules expect, and as buyers expect before a deal this size.
Drone-style videos
With AeroEstate, listing photos become a cinematic video with narration. Nobody on your street has that.
Integration with your system
If you use a real estate CRM with an XML feed or API, properties can flow into the site automatically (quoted according to the system).
Listings with the AMI licence number
Real estate mediation in Portugal is regulated by Lei 15/2013 and supervised by the IMPIC. The licence belongs to the agency, and its AMI number must appear in its advertising, contracts and other public documents. The site is built with it in the footer, on property pages and on agent profiles, so you do not have to remember. Anyone can check a licence in the IMPIC public register. Final responsibility lies with the licensed agency.

Altura Imóveis
Quiet luxury, serif typography and photos with movement. It is a fictional website (in Portuguese), built to show the level of finish — yours will be designed from scratch for your brand.

Preview before the balance
You see the finished site working on a preview link and only pay the second half after you approve it.
90+ performance
Minimum score of 90 on PageSpeed Insights (mobile) at launch, with the site on the Essential plan hosting or another host I recommend. If it falls short, I fix it at no cost.
Deadline with a penalty
If the delay is mine, you get 10% off per week. The deadline starts once I have received all the material. It's in the contract.
Everything in your name
Domain, code and logins stay with you. If you ever want to leave, you take everything — no permission needed.
Questions from people in the trade
Questions about websites for estate agencies
Do properties go onto the site automatically?
If your system exports an XML feed or has an API, yes; that is quoted according to the system. Without integration, you keep properties in a Google Sheet and the site updates itself; if you prefer, the monthly plan includes that data entry.
Is a website worth it if I already use Idealista and Imovirtual?
Yes, because they do different jobs. The portals bring volume; the website builds your brand, wins owner listings and receives the buyer who already knows you, without a competitor's ad next to yours.
Do independent agents need one too?
Even more so. For someone working alone, a website showing the agency licence, listings and testimonials is what conveys the seriousness of a larger agency.
How do the AeroEstate videos work?
From the listing photos, a drone-style video is generated with narration and subtitles. You get a free preview and pay only if you approve. Monthly plans exist for larger portfolios.
How long does it take?
Between 30 and 45 days on the Authority plan, depending on the number of properties and integrations. A first version can go live earlier, with the main pages.
